Convent of St Mary and the Angels  

The site lies in an existing residential area in Boxmoor. The site is steeply sloping from West to East. The site provides for the potential overlooking of adjoining dwellings but the design, aspect and orientation has been considered to avoid such problems arising. The proposal for this site is an infill development of 59 flats, with the provision of 14 affordable housing units.

The previous use has played a big part of the character and feel to the area, which is why a sensitive development has been adopted that respects the intimate and leafy feel that is provided by the perimeter trees and orchard. It also deals cleverly with the steep slope on the site by use of undercroft parking and additional storeys.

The public concern at the scheme has been very vociferous and we have taken part in long discussions with the LPA and attended two public meetings , using the feedback to modify the proposals. Discussions remain ongoing.
